Attic Insulation Costs Ireland

Understand published installation benchmarks, current grant amounts and the homeowner contribution that may remain after funding.

Practical Irish Homeowner Guide

Start with the full cost of a compliant attic-insulation installation, then check the grant, eligibility and separately charged assessment or preparation work.

Compare the full installation scope and grant eligibility before calculating your likely contribution.

The cost of attic insulation after a grant is not the same for every home. Your final contribution depends on the installation quotation, the grant you qualify for and any additional work needed.

Start with the full cost of a compliant installation—not a headline “from” price or the maximum grant advertised.

Then check the funding and any separately charged assessment or preparation work before deciding what you can afford.

How much does attic insulation cost in Ireland?

SEAI’s published cost data provides a useful reference. For upgrades completed during 2025, it reported the following median attic-insulation costs. A median is the middle of the recorded costs, not a price available to every homeowner. These are historical benchmarks, not current quotations.

Property type Published median installation cost
Apartment €1,894
Mid-terrace house €2,000
Semi-detached or end-of-terrace house €2,000
Detached house €2,519

Use this information to sense-check a quotation, while allowing for your attic’s size, accessibility and the agreed work.

The grant amounts below are the current figures checked for this article. They should not be confused with older grant amounts shown alongside historical cost data.

SEAI attic insulation grants in 2026

SEAI currently lists standard grants and higher grants for eligible first-time buyers or homeowners receiving qualifying welfare payments.

Property type Standard grant Higher grant for eligible applicants
Apartment €1,100 €1,400
Mid-terrace €1,400 €1,800
Semi-detached or end-of-terrace €1,500 €1,900
Detached €2,000 €2,500

For the first-time-buyer enhancement, SEAI specifies an eligible existing home built and occupied before 2011, purchased on or after 1 January 2025. Other conditions apply. The attic grant generally requires a pre-2011 home with an MPRN and excludes properties previously funded for that measure. Apartment eligibility depends on the roof being a heat-loss element.

Worked examples: what could you pay?

Suppose an eligible semi-detached home receives an attic-insulation quotation of €2,200 including VAT.

With the standard €1,500 grant, the illustrative contribution towards that installation would be:

€2,200 − €1,500 = €700

For an applicant qualifying for the higher €1,900 grant, the same assumed quotation would leave:

€2,200 − €1,900 = €300

These are calculations using an invented quotation, not prices promised by Trade Source IRE. Add separately charged BER assessment costs and any extras outside the installation scope.

The grant cannot generate a cash surplus: SEAI’s application guide states that where actual expenditure is below the grant value, only the lower amount is paid.

What should an attic-insulation quote cover?

Ask for more than the insulation product name and thickness.

Discuss coverage, the attic hatch, water tanks and pipework, ventilation, access to equipment and any storage requirements. SEAI’s homeowner guidance highlights the need to preserve ventilation, avoid compressing insulation and protect tanks and pipes in the colder roof space. It also discusses access walkways and precautions around recessed lighting.

For your quotation, have the contractor explain whether existing insulation can remain, whether any removal is needed and how stored belongings or existing boarding will be handled.

Do not assume new attic flooring is included. Describe the storage you actually need and request a separately identified price where appropriate.

Attic insulation or an attic conversion?

Be clear about the project you are commissioning.

Insulating at ceiling level is intended to limit heat loss from the rooms below. It is not the same brief as creating an occupied room within the roof. SEAI’s guidance distinguishes ceiling-level and rafter-level insulation approaches.

When planning a future conversion, tell the insulation contractor before deciding on the work. Ask for advice on how the proposed installation fits with that future design rather than paying for an approach that may later need changing.

How to protect your grant eligibility

For a self-managed application, select a contractor registered for the relevant SEAI measure, obtain the grant offer before starting or purchasing materials, complete the work and arrange the required post-works BER and payment documentation. Check the deadlines in your offer.

Trade Source IRE’s insulation contractors page can help you begin an enquiry. Confirm the appointed contractor’s current SEAI registration separately before commissioning grant-funded work.

Attic insulation FAQs

Does every homeowner receive €2,500?

No. The €2,500 figure is the higher detached-house grant for qualifying applicants. Property type and eligibility determine the applicable amount.

Is the grant automatically deducted from the quotation?

Do not assume so. SEAI distinguishes between self-managed applications and managed routes where grants are deducted upfront. Confirm the payment arrangement in writing.

What should I send when requesting an assessment?

Include the county, house type, approximate construction year, photographs of the attic and details of existing insulation or boarding. Mention any previous grant-funded work.
