Replacement Windows & Doors in Ireland

Compare products, installation scope, performance and current SEAI support before ordering replacement windows or external doors.

Practical Irish Homeowner Guide

Look beyond the headline product price. A complete comparison includes certified performance, installation, making good, ventilation, grant eligibility and post-works documentation.

When comparing replacement windows and doors, look beyond the headline price.

You need to know what is being supplied, how it will be installed, what finishing is included and whether the proposed work meets the conditions of any grant application.

In 2026, SEAI offers an individual windows-and-doors grant, but the amount and payment depend on the property and the completed upgrade—not simply on buying products described as energy efficient.

This guide explains the cost questions to ask before ordering.

How much do replacement windows and doors cost?

Published 2026 pricing from an Irish installer gives the following starting-point examples. These are supplier-specific prices, not national averages or Trade Source IRE quotations, and exclude VAT.

Product Published starting-price example
uPVC casement window, fitted From €600
Tilt-and-turn window, fitted From €750
Flush-sash window, fitted From €900
Sliding-sash window, fitted From €950
uPVC back door, fitted From €1,400
Composite front door From €1,800

Your measured quotation should confirm the applicable product specification and everything included in installation.

For a whole-house project, ask for an opening-by-opening schedule. Identify the size, opening style, glazing and finish of each window or door instead of comparing two unexplained “full replacement” totals.

You can begin an enquiry through our windows and doors specialists page.

What SEAI grants are available in 2026?

SEAI’s current windows grant varies by property type. External-door support is €800 per qualifying door, for a maximum of two doors. You may apply for windows, doors or both.

Property type Windows grant Maximum for two doors Maximum combined
Apartment €1,500 €1,600 €3,100
Mid-terrace €1,800 €1,600 €3,400
Semi-detached or end-of-terrace €3,000 €1,600 €4,600
Detached €4,000 €1,600 €5,600

The €5,600 headline therefore does not apply to every home. It is the maximum combined amount for an eligible detached property with two qualifying doors.

What must your home meet to qualify?

The scheme is aimed at eligible homes built and occupied before 2011. It also requires the home to meet the relevant building-fabric conditions: insulation is part of the eligibility picture, not an unrelated consideration.

SEAI’s guidance specifies a qualifying post-works Heat Loss Indicator of 2.3 W/(K·m²) or lower, or the specified “Good” or “Very Good” attic-and-wall insulation standard. New products must meet the required U-value of 1.4 W/(m²·K) or lower, and a post-works BER is required. Have the contractor and BER assessor confirm the applicable route for your home.

Check eligibility before ordering. A quotation for windows does not automatically establish that the wider home meets the grant conditions.

Worked example: the cost after a grant

Suppose an eligible semi-detached home receives a quotation of €11,000 including VAT for replacement windows and two qualifying external doors.

The illustrative calculation would be:

€11,000 − €3,000 windows grant − €1,600 doors grant = €6,400

This is a hypothetical quotation and assumes that the full stated grants become payable.

Any separately charged BER assessment or insulation work would need to be added. Budget for the payment arrangement as well as the final net cost: confirm when the contractor must be paid and when the grant is expected to be processed.

What should you check in a window or door quotation?

Ask for three clear sets of information.

First, the products. Record the frame type, glazing, opening arrangement, colour, handles and locks. Request the relevant certified performance information.

Second, installation. Establish whether removal, disposal, sealing, trims, internal repairs and external making-good are included. Ask how damage or deterioration uncovered during removal would be handled.

Third, grant-related work. Identify responsibility for the application, product documentation, ventilation checks, BER assessment and completion paperwork.

SEAI’s guidance also includes ventilation and safety requirements, including escape arrangements and appropriate window restrictors in relevant circumstances. These should be considered alongside energy performance.

Double glazing or triple glazing?

Do not make the decision using the pane count alone.

Ask for the certified performance of the complete window, including its frame, and a written comparison of the alternatives being quoted. SEAI’s assessment guidance treats the whole-window U-value as the relevant measure, rather than the glass specification in isolation.

Then consider the difference in price alongside the design, opening requirements and wider upgrade plan for the home.

For other measures being considered at the same time, see our home-energy grants guide.

Replacement windows and doors FAQs

Must I replace every window to receive the grant?

SEAI’s current FAQ says not necessarily. However, the grant can only be paid once per property, and the applicable post-works requirements must still be met. Confirm the proposed scope before committing to a partial replacement.

Should I order before receiving the grant offer?

No. SEAI’s homeowner leaflet instructs applicants to wait for the grant offer before ordering materials or commencing work.

Does finding a contractor through Trade Source IRE establish grant eligibility?

No. Confirm the chosen installer’s current registration for the relevant SEAI measure and the eligibility of your property and proposed works separately. SEAI registration is not a guarantee or warranty of a contractor’s work.
