External rendering€45–€80 per m²

These figures combine published Irish plastering and rendering price guides. Some prices may include standard materials and preparation, while others may be labour-only, so always ask for a clear written breakdown.

How Much Does It Cost to Skim a Room?

A standard room will generally cost approximately:

  • €300–€800 for the walls
  • €200–€400 for a ceiling
  • More where walls are cracked, uneven, damp-damaged or require extensive preparation

Skimming is normally suitable where the existing plaster or plasterboard is still secure. If damaged plaster must be removed or new plasterboard installed, the cost will be higher. Rooms with several windows, doors, corners, fitted units or high ceilings may also cost more because they take longer to prepare and finish.

Small Plaster Repairs

Typical estimate

€100–€350

For small patch repairs, depending on the size, preparation and complexity of the work.

This can include filling holes after electrical or plumbing work, repairing cracks, making good around windows or doors, repairing damaged corners, patching plasterboard and repairing areas affected by leaks.

Even a small repair may involve travel, surface preparation, mixing, drying time and cleaning, so many plasterers apply a minimum call-out charge.

Dry Lining and Plasterboard Costs

Estimated board-and-skim cost

€25–€40 per m²

The final price depends on what materials and preparation are included.

The quotation may need to include plasterboard, timber or metal framing, insulation, fixings and adhesive, joint tape and corner beads, skimming, waste removal and VAT. Insulated, fire-rated and moisture-resistant boards will normally cost more than standard plasterboard.

Full-House Plastering Costs

A straightforward re-skim of a three-bedroom house may cost approximately €2,500–€5,500. A larger project involving damaged plaster, new boards, ceilings or extensive preparation can cost €4,000–€10,000 or more.

When comparing quotations, check whether the price covers walls and ceilings, skimming or full re-plastering, repairs and preparation, new plasterboard, materials, protection, waste removal and VAT. A skim-only quote should not be compared directly with a quotation that includes removing failed plaster and rebuilding the surface.

External Rendering Costs

External rendering generally costs more than internal plastering because it may require scaffolding, weather protection, wall repairs and specialist materials.

  • Sand-and-cement render: €45–€60 per m²
  • Silicone or acrylic render: €60–€80 per m²
  • Three-bedroom semi-detached house: €4,000–€8,000
  • Detached house: €7,000–€15,000

External wall insulation is a separate system and should not be priced as ordinary rendering.

What Affects the Final Price?

  • Cracked, loose or uneven plaster
  • Water or damp damage
  • Wallpaper or paint removal
  • New plasterboard requirements
  • High ceilings or stairwells
  • Difficult site access
  • Scaffolding
  • Specialist finishes
  • Occupied rooms requiring extra protection
  • Waste removal
  • Your county and contractor availability

The price per square metre can also be higher for small or complicated rooms than for large, open areas.

Prices Can Fluctuate

These prices are estimates based on published Irish guides and market information available in 2026. They should not be treated as fixed prices or guaranteed quotations.

The Central Statistics Office reported that wholesale construction-product prices were 3.1% higher in June 2026 than one year earlier, while the combined materials-and-wages construction index increased by 3.2%. The plaster price index itself was almost unchanged year on year, but labour, fuel, insurance, preparation and contractor availability can still affect the final quotation.

Prices may rise or fall. Always request a current written quotation before setting your final budget.

Is VAT Included?

Do not assume VAT is included in an advertised rate. Ireland’s reduced VAT rate is 13.5% in 2026 and applies to certain building, repair and maintenance services. The treatment can depend on the service and contractor, so ask whether each quotation includes VAT.
